Job Description:

Our client, a national real estate development firm, is seeking a Commercial Property Manager to join their team in Philadelphia, PA.

The Commercial Property Manager is responsible for the overall operational and financial success of a data center facility. This role encompasses a wide range of responsibilities, including facility management, tenant relations, budgeting and financial management, maintenance and repairs, security oversight, and compliance with safety and regulatory standards. The ideal candidate will have a strong background in property management with specific experience in data center operations, excellent communication skills, and a proven track record of managing complex facilities.

Key Duties and Responsibilities:

  • Facility Management: Oversee the day-to-day operations of the data center, ensuring that all aspects of the facility are functioning optimally. This includes HVAC, power, cooling systems, and other critical infrastructure specific to data center operations.
  • Tenant Relations: Serve as tenants' primary point of contact, addressing any concerns or issues. Ensure that tenant needs are met while maintaining compliance with lease agreements.
  • Budgeting and Financial Management: Develop and manage the annual budget for the property, including operating expenses and capital improvement projects. Monitor and report on financial performance, ensuring profitability and identifying opportunities for cost savings.
  • Maintenance and Repairs: Implement and oversee a preventive maintenance program to ensure the facility and its systems operate efficiently and reliably. Coordinate repairs and maintenance work, ensuring minimal disruption to operations.
  • Security Oversight: Ensure the security and integrity of the data center, including physical security measures and cybersecurity protocols. Coordinate with IT and security teams to address any vulnerabilities or incidents.
  • Compliance: Ensure the facility complies with all local, state, and federal regulations, including safety standards, environmental regulations, and data protection laws. Keep abreast of changes in regulations that may impact operations.
  • Contract Management: Negotiate and manage contracts with vendors, service providers, and contractors. Ensure that all work performed on the property is high quality and completed within budgetary constraints.
  • Reporting: Prepare regular reports for senior management, including operational updates, financial performance, and strategic recommendations for enhancing facility operations.

Requirements:

Qualifications:
  • 4-year college degree
  • 5+ years of experience in commercial property management
  • Detail-oriented
  • Excellent communication skills

Comp: $65-$80K + bonus
